Coimbatore

“Cheran Ma Nagar rides the Avinashi Road IT wave with ₹7,567/sqft and a 16.5% six-month climb, but zero active listings hint at tight supply or thin liquidity.”

The Good

1Prices jumped 16.5% in six months, fueled by proximity to ELCOT IT Park Phase 2, Tidel Park, KGISL, Cognizant, and CTS—serious white-collar gravity.
2NH-544 widening is complete, shaving commute time and making this corridor a genuine IT rental play.
3At ₹7,567/sqft you're still below premium Coimbatore micro-markets, leaving headroom if the proposed Metro Line 1 ever materializes.

The Bad

1Zero active listings means you're hunting in a seller's market with little negotiating room and possibly stale inventory data.
2Peak-hour traffic on NH-544 remains brutal despite the widening—budget extra time or embrace work-from-home clauses.
3Rapid construction is stretching water infrastructure; some pockets already face scarcity, so verify borewell depth and municipal supply before you sign.

The Ugly

1Low-lying areas near the Noyyal river are prone to waterlogging—check flood maps and drainage plans unless you enjoy monsoon anxiety.
2The proposed Coimbatore Metro Line 1 is still just proposed, meaning your appreciation bet hinges on state budgets and election cycles.
3A 44 heat score flags balanced, not booming, demand—if IT hiring slows or tenants move corridor, rental yields could soften fast.

The Verdict

6/ 10

Strong IT fundamentals and double-digit appreciation, but zero listings, water worries, and flood risk demand serious due diligence.
