Market Overview
Bangalore's residential real estate market has demonstrated remarkable resilience in the first quarter of 2026, with average property prices across the city rising by approximately 8-12% year-on-year. According to recent data from CBRE India's quarterly market report, this growth is primarily driven by sustained demand from the IT and startup ecosystem, improved metro connectivity, and a healthy pipeline of new launches.
Key Growth Corridors
The eastern corridor, spanning Whitefield to Sarjapur Road, continues to attract the bulk of residential demand. Average prices per square foot in Whitefield have climbed to approximately ₹7,200-8,800, while Sarjapur Road properties now command ₹6,500-7,800 per square foot. The northern corridor around Hebbal and Yelahanka has also seen significant appreciation, benefitting from proximity to the international airport and Manyata Tech Park.
Data from MagicBricks indicates that Koramangala and Indiranagar remain the premium residential pockets, with prices ranging from ₹12,000-16,000 per square foot for apartments. However, appreciation rates in these established localities have moderated to 5-6%, as buyers increasingly look at peripheral areas offering better value.
What This Means for Buyers
For prospective home buyers, the current market presents both opportunities and challenges. While prices have risen, interest rates remain relatively stable, and the metro Phase 2 expansion is opening up previously underserved areas. Buyers looking for long-term investment should consider emerging localities along the upcoming metro extensions, particularly around Bommasandra and the ORR belt, where prices still offer room for significant appreciation.
Practical Takeaways
- Compare at least 3-5 properties in your target locality before making a decision
- Check RERA registration for all under-construction projects on the Karnataka RERA portal
- Factor in metro connectivity plans when evaluating peripheral localities
- Consider pre-approved home loans to lock in current interest rates
