Calculate the exact stamp duty and registration charges for your property purchase in any Indian state.
Select your state
Choose the state where the property is located (e.g., Tamil Nadu, Karnataka, Maharashtra).
Choose where the property is
In Maharashtra, Karnataka, West Bengal, Madhya Pradesh and Haryana, stamp duty depends on where the property is: choose the city, or whether it is in a municipal corporation, a municipal council or a village. Other states do not ask.
Enter property value
Enter the property value or guideline value (whichever is higher) in INR.
Select the buyer
Choose a man, a woman, or a man and a woman buying jointly. Some states charge women less stamp duty or registration.
Choose property type
Choose residential, commercial, plot or agricultural land. A plot is not a residential unit, so a concession limited to homes does not reach it.
Say if it is a first sale
In Karnataka, the first sale of a flat, bought from the builder, pays less stamp duty up to a value limit: tick "First sale" for a new flat.

Stamp duty in Tamil Nadu is 7% of the property value for all buyers, with an additional 2% registration charge — about 9% combined. Total cost on a Rs 1 crore property is approximately Rs 9 lakh. There is no gender-based concession on stamp duty itself in Tamil Nadu; women buyers pay a reduced 1% registration fee (instead of 2%) on properties up to Rs 10 lakh.
Yes, several states offer reduced stamp duty for women. Delhi charges 4% for women vs 6% for men, and Maharashtra charges 4% vs 5% before surcharges, on residential units only. Karnataka has no gender-based stamp-duty concession. In Tamil Nadu the concession applies only to the registration fee (1% instead of 2%, for properties up to Rs 10 lakh), not stamp duty.
Stamp duty is calculated as a percentage of the property value (or guideline/circle rate, whichever is higher). The percentage varies by state, property type, buyer gender, and location. Registration charges are additional — 0.5–4% depending on the state (Tamil Nadu charges 2%).
