Coimbatore

“Temple-town suburb riding the Avinashi Road IT wave, but with zero active listings and no pricing data to back the hype.”

The Good

1Sits on the Avinashi Road / NH-544 Corridor, anchored by operational heavyweights like ELCOT IT Park Phase 2, Tidel Park, KGISL IT Park, Cognizant, and CTS.
2NH-544 widening is completed, so the physical connectivity is already in place—no waiting for promises.
3Heat score of 44 suggests a balanced market, not overheated, not dead—theoretically room to negotiate without a bidding war.

The Bad

1Zero active listings means you're buying blind—no comps, no price discovery, no way to validate what builders are asking.
2Traffic congestion on NH during peak hours is a documented corridor risk, so your IT commute may still be a crawl.
3Rapid construction may lead to water scarcity in some pockets, and Coimbatore's summers don't forgive planning mistakes.

The Ugly

1No average price per square foot and no six-month change data—this locality is a statistical ghost, making any valuation pure guesswork.
2Some low-lying areas near Noyyal river are prone to waterlogging, so due diligence on elevation and drainage is non-negotiable.
3Coimbatore Metro Line 1 is still proposed, not approved or under construction—don't price in infrastructure that may never arrive.

The Verdict

5/ 10

IT corridor fundamentals are solid, but zero market data makes this a leap of faith, not an informed buy.

Screenshot-Worthy Takeaway

Marudhamalai has the anchors but no price comps—you're navigating the Avinashi Road boom with a blindfold on.
