CCMC uses the Annual Rental Value (ARV) method. The tax is calculated based on zone, property type, built-up area, and building age. A base rate per square foot is applied to derive the ARV, and tax is levied as a percentage of that value. Residential properties attract lower rates than commercial properties, and older buildings benefit from depreciation adjustments.
CCMC property tax is payable in two instalments each year. The first half covers April to September, and the second half covers October to March. Payments can be made at any CCMC zonal office or through the CCMC online portal. Late payments attract a penalty, so it is advisable to pay before the due date to avoid additional charges.
CCMC divides the city into multiple zones with different base rates per square foot. Central and prime commercial areas such as RS Puram and Gandhipuram carry higher rates, while peripheral residential zones carry lower rates. Checking your zone is the first step in estimating your correct tax liability.
