Saravanampatti — The IT Corridor King
Coimbatore's unofficial tech capital. Tidel Park, CTS, Bosch, Amazon Development Centre, and NTT Data all have offices here. If you work in IT, this is where your commute drops to under 15 minutes.
Price range: Rs 5,200–5,500/sq.ft | Apartments: Rs 38–55 lakh for 2 BHK
Pros:
- Walking distance to multiple IT parks — maximum convenience for tech workers
- Proposed Coimbatore Metro line runs through here (flyover at Saravanampatti Junction also approved)
- 11 km from Coimbatore International Airport, 12 km from City Railway Station
- Active resale market — easy exit if you need to sell
Cons:
- Water supply is a known pain point — most apartments depend on borewells and tankers
- Traffic congestion on Avinashi Road during peak hours (8:30–10 AM, 5:30–7:30 PM)
- Premium pricing compared to surrounding areas like Vilankurichi or Thudiyalur
Who is it for? IT professionals who want to live close to work and don't mind paying a premium for convenience. Investors looking at metro-driven appreciation over the next 3–5 years.
Kalapatti — Airport Proximity Meets Growth Potential
Kalapatti sits right next to Coimbatore International Airport and has been one of the fastest-developing suburbs. It offers a mix of residential calm and commercial growth — without Saravanampatti's traffic headache.
Price range: Rs 4,600–5,000/sq.ft | Plots: Rs 25–40 lakh (1,200–2,400 sq.ft)
Pros:
- Airport in 5 minutes — best locality for frequent flyers and NRIs
- Two international schools nearby (KMCH College, Dr. NGP Institute)
- Plots still available at reasonable rates — rare for a locality this developed
- 15–18% appreciation over 3 years with room to grow
Cons:
- Water supply is mixed — some areas get corporation water, others rely on borewells
- Public transport connectivity is limited compared to localities on Avinashi Road
- Commercial amenities (malls, restaurants) still developing
Who is it for? NRIs looking for a second home or investment. Families who travel frequently. Plot investors eyeing 15–18% annual appreciation before the area fully matures.
Singanallur — The Established All-Rounder
Singanallur is mature, well-connected, and doesn't need hype. It's the locality that just works — good roads, corporation water, proximity to both IT hubs and the old city.
Price range: Rs 5,900–6,400/sq.ft | Apartments: Rs 42–60 lakh for 2 BHK
Pros:
- Corporation water supply — reliable and consistent
- Excellent transport connectivity — close to Gandhipuram bus stand and railway station
- Proximity to PSG Tech, Coimbatore airport (10 min), and Peelamedu IT cluster
- Well-established residential market with schools, hospitals, and markets within walking distance
- Proposed metro line adds future appreciation potential
Cons:
- Higher entry price — you're paying for the established infrastructure
- Limited new plot availability — mostly apartments and resale properties
- Some pockets near industrial zones can be noisy
Who is it for? Working professionals who want a ready-to-move-in home with zero infrastructure risk. Families who prioritize schools and hospitals within 2 km.
Peelamedu — Where IT Meets Family Living
Peelamedu sits at the sweet spot — close enough to IT parks (Bosch, L&T, Wipro) but with a more family-friendly vibe than Saravanampatti. Think of it as the “settled” version of the IT corridor.
Price range: Rs 5,500–6,200/sq.ft | Apartments: Rs 40–58 lakh for 2 BHK
Pros:
- 2 km from major IT offices — commute under 10 minutes
- Corporation water supply in most areas
- Excellent school density — Suguna PIP, SSVM, GD Matriculation all within reach
- Proposed metro line (Phase 1) passes through
- Good mix of gated communities and independent houses
Cons:
- Avinashi Road congestion affects parts of Peelamedu too
- Prices have already appreciated — less upside compared to Vilankurichi or Kalapatti
- Parking can be tight in older residential pockets
Who is it for? Dual-income IT families with school-going children. Buyers who want IT proximity without the “construction zone” feel of newer areas.
Vadavalli — Green Cover and Siruvani Water
Iyarkaiya nesikkiravanga-ku (for nature lovers), Vadavalli is Coimbatore's most scenic residential option. Nestled against the Western Ghats with reliable Siruvani water supply, it's the go-to for families and retirees who prioritize quality of life over commute time.
Price range: Rs 4,700–5,100/sq.ft | Villas: Rs 55–80 lakh
Pros:
- Best water supply in Coimbatore — Siruvani corporation water, no borewell dependency
- Green, low-pollution environment with Western Ghats backdrop
- Amrita University, several good schools (SSVM, Chinmaya Vidyalaya) nearby
- Peaceful residential vibe — significantly less traffic than eastern localities
Cons:
- 12 km from IT corridor — 30–40 min commute to Saravanampatti
- No proposed metro connectivity
- Appreciation is slower (~9% over 3 years) — not ideal for pure investment
- Limited commercial/entertainment options — you'll drive to Brookefields or Fun Republic
Who is it for? Families with young children who want clean air and reliable water. Retirees building their forever home. Buyers who work from home and don't need IT park proximity.
Kovaipudur — The Rental Yield Champion
Surprised? Kovaipudur quietly offers Coimbatore's highest rental yield at 6% — double the city average. It's affordable, has decent infrastructure, and attracts a steady stream of renters from nearby educational institutions and small businesses.
Price range: Rs 4,000–4,400/sq.ft | Apartments: Rs 28–40 lakh for 2 BHK
Pros:
- Highest rental yield in Coimbatore at 6.0% — best for buy-to-rent investors
- Most affordable among established localities
- 15% appreciation over 3 years — solid growth at a low entry price
- Proximity to Codissia Trade Fair Complex and Coimbatore Medical College
Cons:
- 15 km from IT corridor — not practical for daily IT commutes
- Water supply is mixed — some areas corporation, others borewell
- Infrastructure is developing but not at Singanallur/Peelamedu levels
- No metro connectivity planned
Who is it for? Investors focused on monthly rental income. Budget-conscious first-time buyers who want a 2 BHK under Rs 40 lakh. Buyers near the medical/education corridor.
Vilankurichi — The Early Mover's Bet
Vilankurichi is where smart investors are buying today for tomorrow's returns. The ELCOT IT Park is coming up here, adding 1 million+ sq.ft of office space and potentially 15,000 jobs over the next 3–5 years.
Price range: Rs 4,200–4,800/sq.ft | Plots: Rs 20–35 lakh
Pros:
- ELCOT IT Park under development — massive job and demand catalyst
- Currently 15–25% cheaper than adjacent Saravanampatti
- ~18% appreciation over 3 years, expected to accelerate
- Close to Avinashi Road but without the congestion
Cons:
- Infrastructure is still catching up — fewer schools, hospitals, and shops than established areas
- Water supply is borewell-dependent
- Risk factor: appreciation is tied to ELCOT project timeline
- Limited ready-to-move-in options — mostly plots and under-construction projects
Who is it for? Investors with a 3–5 year horizon who want to buy before the ELCOT IT Park drives prices up. Buyers comfortable with under-construction or plot purchases.
Thudiyalur — Budget-Friendly Family Living
Thudiyalur offers the most home per rupee in Coimbatore's northern belt. Decent connectivity to the city centre, improving infrastructure, and prices that haven't caught up to the hype yet.
Price range: Rs 3,800–4,300/sq.ft | Houses: Rs 35–55 lakh
Pros:
- Lowest entry price among localities in this comparison
- Independent houses still available at reasonable rates
- ~16% appreciation over 3 years — quietly outperforming many “hot” areas
- 8 km to IT corridor, 20 min commute via bypass road
Cons:
- Water supply varies by pocket — check before buying
- Fewer branded builder projects — mostly local developers
- Public transport frequency lower than southern/eastern localities
- Commercial development is basic — weekly markets, small shops
Who is it for? Families on a budget who want an independent house under Rs 50 lakh. Buyers who prefer space over brand-name builders.

One Thing Every Coimbatore Buyer Should Check
Whichever locality you pick, verify these before signing:
- DTCP approval (not CMDA — that's Chennai only). Coimbatore falls under DTCP jurisdiction.
- RERA registration on rera.tn.gov.in
- Encumbrance Certificate for at least 13 years
- Patta and Chitta transfer — confirm with the taluk office
- Water source — corporation (Siruvani/Pilloor) vs borewell. Ask the builder directly.
