Chennai

“Alwarpet: where old money pays ₹34,863/sqft for the privilege of zero new listings and a neighbourhood that refuses to change.”

The Good

1At ₹34,863 per square foot, you're buying into one of Chennai's most established addresses—the kind of postcode that still opens doors.
2A 4.3% uptick over six months shows the market hasn't forgotten this locality, even if developers have.
3Balanced heat score of 44 means you're not overpaying into a frenzy, just paying a premium for pedigree and location lock-in.

The Bad

1Zero active listings means if you want in, you're hunting off-market deals or waiting for someone's estate sale—good luck with that timeline.
2The same cachet that keeps prices high also keeps development frozen; expect little to no new supply or modern amenities hitting the market.
3That 4.3% gain is respectable but hardly spectacular—you're holding value, not riding a rocket, and liquidity is a real question mark.

The Ugly

1No listings at all is a red flag for liquidity: when you need to exit, finding a buyer at your price could take months, not weeks.
2You're paying top-tier rates for a neighbourhood that offers prestige over progress—if you need modern infrastructure or fast appreciation, look elsewhere.

The Verdict

6/ 10

Legacy address, legacy problems: stable, prestigious, and stubbornly illiquid.

Screenshot-Worthy Takeaway

Alwarpet is the real-estate equivalent of a members-only club—impressive on paper, impossible to get into, and even harder to leave.
