Why this page exists
The Consumer Protection (E-Commerce) Rules 2020 require marketplaces operating in India to disclose the main parameters that determine ranking of products or services in search results, and to clearly flag paid placements. This page documents those parameters for AVnester listings. We do not publish the exact weights or formula — that would invite gaming and degrade results for buyers. We do disclose every category of input we use, and every category of input we deliberately do not use.
What we use to rank listings
Ranking is computed by combining the inputs below. Every input applies equally to every listing on AVnester — there is no shortcut for any specific seller, agent, or builder.
Relevance to your search
How closely a listing matches the filters you applied — city, locality, budget range, bedrooms, property type, transaction type (sale or rent), and any keyword you typed. Listings that do not satisfy a hard filter are excluded; remaining listings are ordered by how well they fit the rest of your criteria.
Listing completeness
Listings with a verified address, a full set of photos, accurate pricing, and a clear description rank above listings with sparse or stale information. We do not promote listings with missing required fields above complete ones.
Freshness
Recently posted or recently updated listings are surfaced higher than listings that have not changed for a long time. Listings older than 90 days without an owner or agent confirmation are deprioritised so you do not waste time on inventory that may no longer be available.
Verification status
Listings whose seller / agent identity, RERA registration (where applicable), or document set has been verified by AVnester rank above unverified listings of equal quality. The verification badge on a listing card indicates which checks passed.
Personalisation (if signed in)
If you are signed in and have shortlisted, viewed, or inquired about similar properties, listings with comparable attributes are scored slightly higher for you. This personalisation never overrides hard filters and is the same direction for every user with the same history — it does not depend on who the seller is.
Paid visibility (clearly marked)
A small number of slots on a result page may be Boosted or Featured listings, paid for by the seller or agent. These slots are always labelled as such on the listing card. Paid placement increases a listing’s visibility within a locality but does not let a seller bypass verification, hard filters, or fraud checks. There is a maximum number of paid slots per page so the rest of the results remain organic.
What we do not use
- A seller’s identity, gender, religion, caste, or community.
- Whether you are a buyer, agent, builder, or investor — your role does not change how listings are ordered for you.
- Subjective opinions from AVnester staff. Ranking is computed automatically from the inputs above.
How to spot a paid placement
Paid listings carry a visible label on the listing card — Boosted or Featured — and the label is the same colour and weight as the rest of the card so it cannot be mistaken for a design accent. If you ever see a result that you believe is a paid placement without the label, please report it; that is treated as a trust violation against the seller and, separately, a platform bug.
How to report a ranking concern
- Use the "Report this listing" link on any listing card if you believe ranking is being gamed (fake freshness, fake verification, or unlabelled paid placement).
- Reports are reviewed by the AVnester trust team. Confirmed violations result in listing removal and account action against the seller.
- For unresolved complaints, our Grievance Officer is reachable from the link below — response within 24 hours, resolution within 15 days, per the IT Rules 2021.
Changes to this disclosure
We update this page when a ranking input is added, removed, or materially changed. The “Last updated” date at the top reflects the most recent revision. Older versions are available on request from the Grievance Officer.
