Chennai

“Porur rode the IT wave hard, delivering 13.3% gains in six months, but now sits in a balanced market with zero fresh listings to show for it.”

The Good

1Price appreciation of 13.3% over the last six months puts Porur ahead of most Chennai suburbs, rewarding early buyers who bet on the IT corridor expansion.
2At ₹11,013 per square foot, you're paying a premium that reflects genuine demand from tech professionals, not speculative froth.
3The balanced heat score of 44 suggests the market has cooled from its frenzy without collapsing, a healthier setup than perpetual bidding wars.

The Bad

1Zero active listings means you have no negotiating leverage and no way to comparison-shop; sellers can name their price or simply wait you out.
2That 13% jump already happened, so you're buying at the top of the recent run with no guarantee the next six months repeat the performance.
3A balanced market without fresh supply often signals that builders have moved on to hotter pockets, leaving resale buyers to fend for themselves.

The Ugly

1The complete absence of listings could mean inventory is genuinely tight, or it could mean no one wants to sell at current prices because they expect a correction.
2Without corridor employment or infrastructure data, you're flying blind on what actually justifies that ₹11k rate beyond momentum and hope.

The Verdict

6/ 10

Strong recent gains, but zero listings and no visibility on fundamentals make this a wait-and-watch, not a rush-in market.

Screenshot-Worthy Takeaway

Porur delivered 13% in six months, then went dark. That's either scarcity or a warning shot.
