The Good

1At ₹1,726 per square foot, you are paying roughly half what Coimbatore's hotter pockets demand, which matters if you need space on a middle budget.
2The completed Ganapathy flyover and the under-construction Eastern bypass connectivity promise to shorten commutes, though neither will turn this into a premium address overnight.
3Ganapathy commercial area and small-scale industries nearby mean you are not stranded; educational institutions add a layer of neighbourhood stability for families.

The Bad

1A 2% six-month price drop signals zero momentum; the market is not rewarding early movers here.
2One active listing means liquidity is a fantasy—if you need to sell, expect to wait and negotiate hard.
3Narrow road stretches near Ganapathy turn peak-hour drives into a test of patience, and limited new project launches mean no builder competition to lift the area.

The Ugly

1A heat score of 44 and falling prices tell you this is a self-use play, not an investment thesis—capital appreciation is on indefinite leave.
2The corridor risks are real: narrow roads choke traffic, and without fresh supply the neighbourhood stays stuck in neutral while other Coimbatore micro-markets pull ahead.

The Verdict

4/ 10

Annur works if you need affordable space for self-use and can stomach zero near-term upside; speculators should look elsewhere.

Screenshot-Worthy Takeaway

₹1,726/sqft, one listing, and a 2% haircut in six months—Annur is the definition of a wait-and-watch market that forgot to wake up.
