Chettipalayam

Coimbatore

“Chettipalayam sits on Coimbatore's IT corridor with ELCOT and Tidel Park nearby, but prices just dropped 6.7% in six months and there are zero active listings.”

The Good

1You're minutes from ELCOT IT Park Phase 2, Tidel Park, KGISL, Cognizant, and CTS—this corridor has real employment anchors, not just promises.
2NH-544 widening is done, so the arterial connectivity is solid for now.
3If you're an IT professional or hunting rental income from tech tenants, the location checks out on paper.

The Bad

1Prices fell 6.7% over the last six months, and the heat score is a middling 44—this isn't a market on fire.
2Zero listings means you have no comps, no negotiating leverage, and no idea what sellers are actually thinking.
3Traffic congestion on NH-544 during peak hours is a documented corridor risk, so budget extra commute time.
4Low-lying areas near the Noyyal river are prone to waterlogging—ask for flood history before you wire any token.

The Ugly

1Rapid construction across the corridor may lead to water scarcity in some pockets, and Coimbatore summers don't forgive a dry borewell.
2The proposed Metro Line 1 is still just proposed—don't pay today for infrastructure that may or may not arrive tomorrow.

The Verdict

5/ 10

Decent IT-corridor fundamentals, but a falling market, zero liquidity, and real infrastructure risks make this a wait-and-watch, not a rush-in.

Screenshot-Worthy Takeaway

Chettipalayam has the employers and the highway, but a 6.7% price drop and zero listings say the market isn't buying the story yet.
