Coimbatore

“Chinnavedampatti sits on the Avinashi Road corridor with IT anchors nearby, but a -12% six-month slide and zero active listings tell you the market has gone quiet.”

The Good

1ELCOT IT Park Phase 2 and Tidel Park are operational, pulling in Cognizant and CTS talent—rental demand from IT professionals remains real.
2NH-544 widening is complete, so the arterial commute is smoother than it was two years ago.
3At ₹4,750 per sqft, you're paying less than many Avinashi Road pockets, and the corridor still has institutional backing.

The Bad

1Prices dropped 12% in six months, and there are zero live listings—either sellers have pulled out or buyers have walked away.
2Traffic congestion on the national highway during peak hours remains a daily grind, even after the widening.
3Low-lying areas near the Noyyal river are prone to waterlogging, so due diligence on elevation and drainage is non-negotiable.

The Ugly

1Rapid construction across the corridor is straining water supply in some pockets—check borewell depth and tanker dependency before you sign.
2The proposed Coimbatore Metro Line 1 is still on paper, so banking on a station here is speculative at best.
3A heat score of 44 and a double-digit price drop suggest the market is waiting for a catalyst that hasn't arrived yet.

The Verdict

5/ 10

Solid corridor fundamentals, but the -12% drop and zero listings mean you're catching a falling knife unless you have a five-year view.

Screenshot-Worthy Takeaway

Chinnavedampatti has the IT anchors and the highway—it just doesn't have the momentum right now.
