Chinniyampalayam

Coimbatore

“Chinniyampalayam sits on Coimbatore's IT corridor with operational tech parks, but prices just fell 7.6% in six months.”

The Good

1ELCOT IT Park Phase 2, Tidel Park, and KGISL IT Park are all operational, anchoring steady rental demand from Cognizant and CTS employees.
2NH-544 widening is complete, so connectivity to the city core is sorted—at least outside of peak hours.
3At ₹4,550 per sqft after a recent correction, you're buying the IT corridor at a discount compared to six months ago.

The Bad

1Prices dropped 7.6% in the last half-year, and there are zero active listings—either sellers have given up or nobody's biting.
2Traffic congestion on NH during peak hours is a documented corridor risk, so your IT tenant's commute will test their patience daily.
3Rapid construction is straining water supply in some pockets, and low-lying areas near the Noyyal river are prone to waterlogging.

The Ugly

1The Coimbatore Metro Line 1 is still only proposed, meaning any upside from mass transit is years away and far from guaranteed.
2Zero listings suggest either a frozen market or a locality where even optimistic sellers can't find buyers at current ask rates.
3A 44 heat score and negative six-month momentum mean this is a wait-and-watch story, not a momentum play.

The Verdict

5/ 10

Decent fundamentals, real correction, zero liquidity. Buy only if you can wait three years and lock a tenant on day one.

Screenshot-Worthy Takeaway

Operational IT parks, completed highway, falling prices, zero listings. Chinniyampalayam is the corridor deal nobody's taking.
