“Coimbatore's commercial nerve centre just posted a 42% six-month gain—IT corridor demand is real, but zero active listings hint at tight inventory or stalled resale velocity.”

The Good

1₹11,113 per sqft with a 42% six-month surge reflects genuine IT-driven demand from ELCOT IT Park Phase 2, Tidel Park, and anchor tenants like Cognizant and CTS.
2NH-544 widening is complete, ELCOT Phase 2 and Tidel Park are operational—this corridor has delivered infrastructure, not just promises.
3Balanced heat score of 44 suggests pricing hasn't detached from fundamentals yet, leaving room for rational entry if you can find inventory.

The Bad

1Zero active listings on record means you are either chasing off-market deals or waiting for reluctant sellers—liquidity is a question mark.
2Traffic congestion on NH-544 during peak hours is a documented risk; your IT commute may still involve gridlock despite the widening.
3Coimbatore Metro Line 1 remains proposed, not approved or funded—do not underwrite future exit multiples on speculative transit.

The Ugly

1Low-lying areas near Noyyal river are prone to waterlogging; verify exact micro-location and drainage before you wire any token.
2Rapid construction may lead to water scarcity in some pockets—ask hard questions about borewell depth and municipal supply before assuming year-round availability.
3A 42% half-year move with zero listings suggests either a thin, illiquid market or data lag—either way, price discovery is murky.

The Verdict

7/ 10

Strong IT fundamentals and delivered infrastructure justify the run, but zero listings and corridor risks demand extra diligence before you buy the hype.

Screenshot-Worthy Takeaway

Gandhipuram delivered the IT parks and the price surge—now it just needs to deliver some actual inventory and a metro approval.
