Idigarai

Coimbatore

“Idigarai sits on the Avinashi Road corridor with operational IT parks nearby, but zero active listings and a tepid 1.7% six-month gain suggest the market is more asleep than alive.”

The Good

1You're on the NH-544 corridor with ELCOT IT Park Phase 2, Tidel Park, and KGISL IT Park all operational, so rental demand from IT professionals is real.
2At ₹4,083 per sqft, you're paying less than many hyped pockets while still banking on the corridor's employment anchors like Cognizant and CTS.
3NH-544 widening is complete, so commute friction is lower than it was a few years ago.

The Bad

1Zero active listings means you're buying in a market with no liquidity—good luck finding comparables or a quick exit if plans change.
2A 1.7% six-month price change is barely ahead of inflation, so appreciation has been glacial despite the IT park buzz.
3Traffic congestion on the national highway during peak hours is a documented corridor risk, and it will only get worse as more projects come online.

The Ugly

1Some low-lying areas near the Noyyal river are prone to waterlogging, so due diligence on elevation and drainage is non-negotiable.
2Rapid construction across the corridor may lead to water scarcity in some pockets—check borewell depth and tanker dependency before you sign.
3The proposed Coimbatore Metro Line 1 is still just that—proposed—so don't underwrite future connectivity that may never arrive.

The Verdict

5/ 10

Solid fundamentals, weak momentum. Buy only if you can afford to wait and verify water and flood risk street by street.

Screenshot-Worthy Takeaway

Idigarai has the IT parks but not the price action—it's a market that forgot to show up to its own party.
