Kalapatti

Coimbatore

“Kalapatti sits on the Avinashi Road corridor with operational IT anchors like ELCOT IT Park Phase 2 and Tidel Park, but prices slipped 4.4% in six months.”

The Good

1The Avinashi Road corridor hosts ELCOT IT Park Phase 2, Tidel Park, KGISL IT Park, Cognizant, and CTS—real employment density that keeps rental demand alive.
2NH-544 widening is completed, which means smoother connectivity to the city core and the airport.
3At ₹7,145 per square foot after a 4.4% correction, you're buying into an operational IT belt without the froth of peak pricing.

The Bad

1Traffic congestion on NH during peak hours is a daily reality, not a rumour—plan your commute or pay the time tax.
2Only one active listing signals either tight supply or tepid seller interest; liquidity is a question mark.
3Rapid construction may lead to water scarcity in some pockets, and no one wants a dry tap after closing.

The Ugly

1Some low-lying areas near Noyyal river are prone to waterlogging—due diligence on elevation and drainage is non-negotiable.
2The proposed Coimbatore Metro Line 1 is still on paper, so don't bank your IRR on a station that may take years to materialise.
3A 44 heat score and a 4.4% six-month drop suggest the market is cooling; this is not a momentum play.

The Verdict

6/ 10

Operational IT spine, completed highway, corrected pricing—but one listing, waterlog risk, and a cooling market mean you buy for yield, not hype.

Screenshot-Worthy Takeaway

Kalapatti has the IT anchors and the highway; it just doesn't have the listings or the six-month chart to justify a victory lap.
