Keeranatham

Coimbatore

“Keeranatham sits on the Avinashi Road corridor near ELCOT and Tidel Park, but with just one listing and prices down 2.1% in six months, the market is whispering caution.”

The Good

1You're a stone's throw from ELCOT IT Park Phase 2, Tidel Park, KGISL IT Park, Cognizant, and CTS—rental demand from IT professionals is real.
2NH-544 widening is completed, so commutes are smoother than they were a few years ago.
3At ₹3,430 per sqft, you're paying less than many other IT-corridor pockets in Coimbatore.

The Bad

1Prices dropped 2.1% over the last six months, and there's exactly one listing—liquidity is a polite word for nonexistent.
2Traffic congestion on NH during peak hours is a documented corridor risk, so budget extra time for your daily commute.
3The proposed Coimbatore Metro Line 1 is still proposed, which means it could be years away or never happen.

The Ugly

1Some low-lying areas near the Noyyal river are prone to waterlogging—check elevation maps before you sign anything.
2Rapid construction may lead to water scarcity in some pockets, and municipal supply gaps are not hypothetical in this belt.

The Verdict

5/ 10

Good for IT renters, risky for flippers. Wait for liquidity or a price floor before you commit capital.

Screenshot-Worthy Takeaway

One listing, negative price action, and waterlogging risk—Keeranatham is a hold, not a buy.
