Coimbatore

“Kovilmedu sits on Coimbatore's IT corridor with operational Tidel Park and ELCOT Phase 2, but ₹6,525/sqft hasn't budged in six months.”

The Good

1ELCOT IT Park Phase 2 and Tidel Park Coimbatore are both operational, anchoring steady white-collar demand along the NH-544 spine.
2Major IT employers like Cognizant, CTS, and KGISL IT Park are already here, which means rental yields stay predictable even when appreciation stalls.
3NH-544 widening is completed, so the commute infrastructure is already in place rather than a decade-long promise.

The Bad

1Zero price movement in the past six months despite operational IT anchors suggests either the market has priced in all upside or buyer interest has cooled.
2Traffic congestion on NH-544 during peak hours is a documented corridor risk, turning a short commute into a crawl twice a day.
3The proposed Coimbatore Metro Line 1 is still just that—proposed—so don't count on a connectivity windfall anytime soon.

The Ugly

1Some low-lying areas near the Noyyal river are prone to waterlogging, and you won't know which pocket floods until the first monsoon after you move in.
2Rapid construction across the corridor may lead to water scarcity in some pockets, a risk that compounds as more towers come up.

The Verdict

6/ 10

Operational IT spine with flat pricing—safe for rental income, but appreciation has hit pause.

Screenshot-Worthy Takeaway

Kovilmedu has the jobs and the highway, but the market is treating it like the upside already happened.
