“Mailamapatti rides the Avinashi Road IT wave with a balanced heat score of 44, but zero active listings and missing price momentum data make it a data black hole.”

The Good

1Sits on the Avinashi Road / NH-544 Corridor, home to operational heavyweights like ELCOT IT Park Phase 2, Tidel Park, KGISL IT Park, Cognizant, and CTS.
2NH-544 widening is complete, so your commute won't feel like a bullock-cart journey anymore.
3The corridor is built for IT professionals and investors chasing rental income from tech tenants—demand fundamentals are real.

The Bad

1Zero active listings mean you're buying in a market with no visible transaction velocity—good luck finding comparable sales data.
2Six-month price change is missing, so whether ₹10,824 per sqft is a steal or a trap is anyone's guess.
3Traffic congestion on NH during peak hours is a documented risk, and no metro line will save you until Coimbatore Metro Line 1 moves past 'proposed' status.

The Ugly

1Some low-lying areas near Noyyal river are prone to waterlogging—check elevation maps before you sign, or your investment might need a lifeboat.
2Rapid construction may lead to water scarcity in some pockets, because nothing says 'long-term livability' like a borewells-gone-dry dystopia.
3A heat score of 44 is balanced, not hot—this isn't a momentum play, it's a wait-and-watch corridor bet with incomplete cards on the table.

The Verdict

5/ 10

Solid corridor, operational anchors, but zero listings and missing trend data make this a leap of faith, not a data-driven buy.
