Coimbatore

“Mettupalayam Road rides the IT corridor wave with ₹5,792/sqft pricing and a 5.6% six-month bump, but NH-544 congestion and Noyyal waterlogging keep the upside honest.”

The Good

1You're buying into the Avinashi Road / NH-544 Corridor, home to ELCOT IT Park, Tidel Park, KGISL IT Park, Cognizant, and CTS—actual employment anchors, not PowerPoint promises.
2ELCOT IT Park Phase 2 and Tidel Park Coimbatore are operational, so rental demand from IT tenants is real, not speculative.
3At ₹5,792/sqft with a 5.6% six-month gain, you're paying Tier-2 prices for a corridor that actually has jobs and completed NH-544 widening.

The Bad

1Traffic congestion on NH-544 during peak hours is a documented risk—your commute will test your patience and your car's AC.
2Zero active listings in our dataset means price discovery is opaque; you're flying blind on what sellers are actually asking today.
3A heat score of 44 signals balanced sentiment, not euphoria—this isn't a market where every buyer is scrambling to close.

The Ugly

1Some low-lying areas near the Noyyal river are prone to waterlogging, so due diligence on elevation and drainage is non-negotiable.
2Rapid construction may lead to water scarcity in some pockets—check borewells and municipal supply before you wire the token amount.
3The proposed Coimbatore Metro Line 1 is still proposed, meaning it could be years away or never happen; don't underwrite exit pricing on a fantasy metro map.

The Verdict

6/ 10

Solid IT-corridor fundamentals at reasonable pricing, but infrastructure friction and liquidity gaps mean this is a hold-and-rent play, not a flip.

Screenshot-Worthy Takeaway

Mettupalayam Road: where operational IT parks meet operational traffic jams, and your upside depends on whether the metro stays proposed forever.
