“Coimbatore's IT corridor poster child — riding ELCOT and Tidel Park momentum with a 14.8% six-month gain, but NH-544 gridlock and Noyyal waterlogging keep it honest.”

The Good

1Price climbed 14.8% in six months, fueled by operational heavyweights like ELCOT IT Park Phase 2, Tidel Park, and anchor tenants Cognizant and CTS.
2The Avinashi Road corridor is a proven rental goldmine for IT professionals — if you own here, tenant demand is structural, not speculative.
3NH-544 widening is complete, so baseline connectivity is sorted even if peak-hour traffic remains a nightmare.

The Bad

1Heat score sits at 44 — balanced, not booming — meaning appreciation is real but you are not in a feeding frenzy market.
2Traffic congestion on NH during peak hours is a documented corridor risk; your tenant's commute will test their patience daily.
3Some low-lying pockets near the Noyyal river are prone to waterlogging — due diligence on exact plot elevation is non-negotiable.

The Ugly

1Rapid construction may lead to water scarcity in some pockets, and no one is publishing a ward-level aquifer map.
2Coimbatore Metro Line 1 is still proposed, not approved — do not underwrite future upside on a PowerPoint slide.
3Zero active listings in our sample means price discovery is opaque; ₹9,048 per sqft is the average, but variance could be wild.

The Verdict

7/ 10

Strong for IT rental income and near-term appreciation; weak if you need liquidity, hate traffic, or assume the metro will save you.

Screenshot-Worthy Takeaway

Peelamedu delivered 14.8% in six months, but the Noyyal floods and NH-544 jams are the tax you pay for being in Coimbatore's IT epicenter.
