Saravanampatti Extension

Coimbatore

“Saravanampatti Extension sits on Coimbatore's IT corridor with zero active listings and no price history—either you're early or everyone else knows something you don't.”

The Good

1ELCOT IT Park Phase 2 and Tidel Park are operational, anchoring steady tenant demand from Cognizant, CTS, and KGISL employees.
2NH-544 widening is complete, which should ease some of the arterial pain—though peak-hour gridlock remains a daily reality.
3Heat score of 44 signals balanced conditions; no frothy speculation, no builder frenzy, just a corridor waiting for the next wave.

The Bad

1Zero listings means zero price discovery—you're flying blind on what ₹/sqft actually trades at today.
2Traffic congestion on NH during peak hours is a documented risk, and no metro timeline means you're stuck with it for the foreseeable future.
3Rapid construction and some low-lying areas near Noyyal river bring waterlogging and potential water-scarcity headaches.

The Ugly

1Coimbatore Metro Line 1 is still 'proposed'—no funding clarity, no timeline, which means that upside lever may never pull.
2No six-month price trend and no active inventory suggests either nascent demand or sellers have quietly exited; neither is confidence-inspiring.

The Verdict

5/ 10

Solid IT-rental play if you can stomach zero liquidity and infrastructure that's half-done, half-promised.

Screenshot-Worthy Takeaway

Operational IT parks, completed highway, proposed metro—Saravanampatti Extension has the bones but zero pulse on pricing.
