Thudiyalur

Coimbatore

“Thudiyalur is Mettupalayam Road's budget play—affordable plots north of the city, but you're trading price for proximity and polish.”

The Good

1At ₹8,746 per square foot, you're paying roughly half what Avinashi Road commands, making this one of Coimbatore's last accessible entry points for plot buyers.
2The 4.4% six-month uptick suggests the market hasn't forgotten this pocket entirely, even if the rest of the city is moving faster.
3Mettupalayam Road widening is under construction, which should eventually ease the commute to industrial estates and textile mills that anchor employment here.

The Bad

1Infrastructure lags visibly behind Avinashi Road—fewer commercial amenities, limited public transport, and a general sense that the city's growth story is happening elsewhere.
2Distance from major IT hubs means this corridor skews industrial and residential, not exactly a magnet for white-collar renters or quick resale.
3The proposed new bus terminus is just that—proposed—so don't bank your liquidity timeline on a blueprint.

The Ugly

1Only one active listing signals either tight supply or near-zero seller confidence, and in a market this thin, price discovery is a coin toss.
2A heat score of 44 confirms what the map already shows: Thudiyalur is balanced at best, stuck in no-man's-land between affordable and aspirational.
3If connectivity doesn't improve faster than the road widening schedule, you're holding a long-term bet that may take a decade to pay off.

The Verdict

5/ 10

Buy only if your horizon is ten years and your alternative is renting forever—this is a patience play, not a momentum trade.

Thudiyalur: where affordability meets the outer edge of Coimbatore's ambition, and both are still under construction.
