Town Hall

Coimbatore

“Town Hall sits in Coimbatore's IT corridor with a 27.5% six-month surge, but zero active listings and a balanced heat score suggest the party may have already left.”

The Good

1Price jumped 27.5% in six months to ₹8,417/sqft, riding the Avinashi Road IT wave from ELCOT IT Park Phase 2, Tidel Park, and anchor tenants like Cognizant and CTS.
2NH-544 widening is complete, and the corridor delivers steady rental demand from IT professionals who want proximity without the Saravanampatti premium.
3Operational infrastructure beats vaporware—ELCOT Phase 2 and Tidel Park are live, not PowerPoint slides, giving the corridor real employment gravity.

The Bad

1Zero active listings means you are chasing sellers in a market that has already priced in most of the IT-led upside; liquidity is a real concern if you need an exit.
2Traffic congestion on NH-544 during peak hours turns a 15-minute commute into a 45-minute crawl, and the proposed Metro Line 1 is still just proposed.
3Rapid construction across the corridor is straining water supply in some pockets, and low-lying areas near Noyyal river see seasonal waterlogging.

The Ugly

1A 44 heat score with 27.5% six-month gains and zero inventory is a textbook liquidity trap—buyers paid up, but good luck finding the next one when you want out.
2The corridor risks read like a developer's footnote: congestion, water scarcity, and flood-prone zones are not priced in until they are, and by then it is too late.

The Verdict

6/ 10

Strong recent gains, but zero listings and infrastructure stress make this a hold-if-you-own, not a chase-the-spike play.

Screenshot-Worthy Takeaway

Town Hall delivered a 27.5% pop in six months, then ran out of sellers—classic corridor momentum that forgot to leave an exit door.
