Coimbatore

“Ukkadam just posted a 55% six-month gain while the rest of Coimbatore is still doing Excel calculations.”

The Good

1Price appreciation of 55% in six months is the kind of number that makes early buyers look like accidental geniuses.
2ELCOT IT Park Phase 2, Tidel Park, and KGISL IT Park are all operational, which means rental demand isn't theoretical.
3NH-544 widening is completed, so at least the infrastructure caught up before the price did.

The Bad

1Zero active listings means you're either chasing off-market deals or waiting for someone to actually sell.
2Traffic congestion on NH during peak hours is the price you pay for living near every IT park in town.
3Low-lying areas near Noyyal river are prone to waterlogging, so due diligence on elevation isn't optional.

The Ugly

1Rapid construction may lead to water scarcity in some pockets, and nobody wants to explain that to tenants in summer.
2A 55% jump in six months usually means you're either early or late, and the listing count suggests it might be the latter.
3Coimbatore Metro Line 1 is still proposed, so don't price in infrastructure that exists only in PowerPoint decks.

The Verdict

7/ 10

Strong momentum, real employment anchors, but supply-starved and infrastructure-incomplete.

Screenshot-Worthy Takeaway

Ukkadam went up 55% in six months and forgot to list any inventory for the rest of us.
