Uppilipalayam

Coimbatore

“Uppilipalayam rides the Avinashi Road tech wave with double-digit growth, but the NH-544 traffic and Noyyal's mood swings keep things interesting.”

The Good

1₹9,233/sqft with +11.7% in six months—one of the stronger mid-tier plays on the Avinashi Road corridor.
2ELCOT IT Park Phase 2, Tidel Park, and KGISL IT Park are operational, anchoring steady tenant demand from Cognizant and CTS employees.
3NH-544 widening is complete, which helps—at least outside of peak hours when the entire corridor turns into a parking lot.

The Bad

1Traffic congestion on NH during peak hours is real; budget extra time if you're commuting to the IT parks daily.
2Some low-lying pockets near the Noyyal river are prone to waterlogging—check elevation and drainage before you sign.
3Coimbatore Metro Line 1 is still only proposed, so don't bank on a rail rescue anytime soon.

The Ugly

1Rapid construction across the corridor may lead to water scarcity in some pockets—ask hard questions about borewells and municipal supply.
2Zero active listings in our data set means you're hunting in a thin market; expect limited choice and seller pricing power.

The Verdict

7/ 10

Strong fundamentals, real risks—buy only if you can live with the traffic and verify water access.
