Coimbatore

“Velandipalayam sits on Coimbatore's hottest IT corridor, yet prices just dropped 15.9% in six months—a rare buyer window or a warning sign?”

The Good

1You're minutes from ELCOT IT Park, Tidel Park, KGISL IT Park, Cognizant, and CTS—this is ground zero for Coimbatore's tech employment.
2NH-544 widening is complete, and ELCOT IT Park Phase 2 is operational, so the infrastructure promises are actually delivered for once.
3At ₹5,175 per sqft after a 15.9% haircut, you're buying into an established IT corridor at a steep discount to recent peaks.

The Bad

1That 15.9% six-month drop isn't a typo—prices are sliding fast, and zero active listings suggest sellers have either fled or are waiting for a floor.
2NH-544 turns into a parking lot during peak hours, so your 10-minute commute can easily triple when everyone else is also heading to Tidel.
3Low-lying pockets near the Noyyal river are prone to waterlogging, and rapid construction is straining water supply in some areas.

The Ugly

1The Coimbatore Metro Line 1 is still just 'proposed'—don't buy today expecting a metro station tomorrow, because that's a decade-long maybe.
2With zero listings and a 44 heat score, the market here is frozen; liquidity is a real concern if you need to exit in the next year or two.

The Verdict

6/ 10

Strong fundamentals, weak momentum—buy only if you can stomach illiquidity and believe IT hiring will rebound before water runs out.

Screenshot-Worthy Takeaway

Velandipalayam dropped 15.9% in six months while sitting next to five IT anchors—sometimes even prime corridors take a breather.
