Vellalur

Coimbatore

“Vellalur sits on the Avinashi Road corridor with ELCOT and Tidel Park nearby, but just two listings and a 44 heat score suggest the market is still waking up here.”

The Good

1You're a short hop from ELCOT IT Park Phase 2, Tidel Park, and KGISL—operational anchors that actually pay salaries, not promises.
2NH-544 widening is done, so commutes to Cognizant and CTS are smoother than they were three years ago.
3At ₹3,732 per sqft, you're buying corridor proximity without paying Saravanampatti premiums.

The Bad

1Only two active listings means you have almost no inventory to compare, and liquidity is a real question mark if you need to exit fast.
2Peak-hour traffic on the national highway can turn a fifteen-minute drive into forty, and that's after the widening.
3Low-lying pockets near the Noyyal river see waterlogging during heavy rain, so due diligence on elevation is non-negotiable.

The Ugly

1The proposed Coimbatore Metro Line 1 is still just proposed—no sanction, no timeline, so don't underwrite any upside from it.
2Rapid construction across the corridor is straining groundwater, and some pockets already report summer scarcity.
3A 44 heat score and near-zero listings suggest developers and buyers alike are sitting this one out for now.

The Verdict

6/ 10

Solid fundamentals, operational IT parks, finished highway—but invisible liquidity and real infra risks mean this is a long hold, not a flip.

Screenshot-Worthy Takeaway

Vellalur has the anchors and the road, but with two listings and a balanced heat score, the market is whispering, not shouting.
