“Vilankurichi rides the Avinashi Road IT wave with operational parks and decent six-month momentum, but zero active listings hint at a sleepy secondary market.”

The Good

1Sits on the Avinashi Road corridor with ELCOT IT Park Phase 2, Tidel Park, and KGISL IT Park all operational, anchoring white-collar tenant demand.
2₹8,496 per sqft with a +2.7% six-month uptick suggests steady, if unspectacular, appreciation in a balanced market.
3NH-544 widening is complete, so commute friction to Cognizant and CTS is lower than it was two years ago.
4Strong rental play for IT professionals; employment anchors are live, not vaporware on a PowerPoint.

The Bad

1Zero active listings means liquidity is a question mark—good luck finding inventory when you actually want to transact.
2Traffic congestion on NH-544 during peak hours remains a daily tax on your sanity and fuel budget.
3Coimbatore Metro Line 1 is still 'proposed,' so don't bank your IRR on a train that may never leave the station.
4Some low-lying areas near the Noyyal river are prone to waterlogging, turning monsoon season into a game of flood roulette.

The Ugly

1Rapid construction is outpacing water infrastructure in some pockets, so summer could mean tanker dependency and inflated utility bills.
2A heat score of 44 signals balanced conditions, but 'balanced' is code for 'no one's in a hurry'—expect modest, not meteoric, gains.
3With no fresh listings, resale exit routes are murky; you might own a solid asset you can't easily flip.

The Verdict

6/ 10

Solid IT-corridor fundamentals meet tepid liquidity and real infrastructure gaps. Buy if you're renting long-term, not flipping fast.

Screenshot-Worthy Takeaway

Vilankurichi has the jobs and the road—just not the water supply, metro line, or listings to prove the hype is real.
